Off plan apartment sales soar over 50 per cent at Concord House

Astute buyers have already snapped up more than 50 per cent of the 15 apartments available at Birmingham’s most prestigious luxury development currently under construction. The development also has four large penthouses currently under construction in the two new storeys that are being added to the building.

Developers Elevate Design Build Ltd said that after a soft launch in November of two very distinctive styles of show apartment, interest in Concord House adjacent to The Cube in Birmingham city centre had surged.

As well as West Midlands and national interest – particularly from London buyers – they have also received inquiries from France, Holland, Spain and China.

Managing director Steve Dodd said: “Speculative development is all about producing the right product at the right time, and the market is clearly voting with its feet. Our joint agents Knight Frank and Maguire Jackson have been reporting steady interest from potential purchasers since planning permission was granted last September.”

This has now converted into nine of the 15 apartments being reserved by buyers, and Mr Dodd said one of the four large penthouses which will sit at the top of Concord House was also under offer to a local businessman. Interest in the largest penthouse, which offers a colossal 4,000 sq ft with four dedicated parking spaces, has been strong and a deal to purchase it is said to be close to being struck.

The former Debenhams repository has been the subject of an ambitious £10 million renovation and reconstruction since Elevate acquired the building in the Spring of 2014. Completion of the project is scheduled for April 2015 and Mr Dodd is keen to line up his next project.

“Clearly the recovery in the overall economy is tumbling through into the housing market, and we are seeing strong interest from buyers who want not just a home but a distinctive city centre lifestyle. The strength of interest in Concord House is proof positive that we have judged the market correctly, and we are keen to ensure that this project is the benchmark by which our future projects in Birmingham city centre are judged,” he said.

The 15 apartments range in size from 1,100 sq ft to 2,800 sq ft, with the penthouses from 2,000 to 4,000 sq ft in size, and prices are from £275,000 to £675,000 for the apartments with the penthouses available “price on application”. The flagship penthouse will provide over 4,000 sq ft with a cantilevered structure and three roof top terraces plus garaging for four vehicles.
