Alban House open day to unveil major restoration project

An open day at the newly-restored Alban House development in High Town, Hereford, will give potential buyers a glimpse into the hard work that has gone into bringing the fire-ravaged building back into use.
Elevate Property Group, the developers who ultimately took on the complex project and undertook a 16 month construction programme with county builders C J Bayliss, have announced that the first buyers are set to move in by the end of January.
Sales and marketing director David Hofton said: “Over 50% of the 18 properties have been reserved and we expect to complete on the first eight apartments by the end of January.
“This still leaves a really interesting spread of properties in this unique development.”
Visitors to Alban House on Saturday 8 February will be able to see an ideal first time buyer or buy-to-let apartment available with Help to Buy in Alban Court which faces on to East Street at the rear of High Town.
The one bedroom apartment would give an investor a potential yield approaching 6% and is priced at £135,000.
Only one of the three top floor penthouses is still for sale, a two bedroom, two bathroom apartment with a south-facing balcony with views of Hereford Cathedral, which is priced at £300,000.
But perhaps the most interesting and unusual property is the cottage in the courtyard, now known as The Nook. It is a two bedroom, one bathroom character cottage in a gated setting with a walled patio which is available for £260,000.
David Hofton said: “It is not often that you get such a wide variety of properties offered in one development but such was the clever design that was required for the rescue of Alban House we have come up with some really innovative solutions, giving us this range of properties in one project.
“We think this is a most unique development and well worthy of a visit on our open day on Saturday 8 February from 10am-2pm.”
And for downsizers, Elevate Property Group is also offering an Assisted Move Package.
David Hofton explained: “Some of our older buyers may not have moved for many years, but now they want to move into an apartment that is both new and more manageable and one that they can just ‘lock up and leave’ if they want to travel.
